BOOKING & PAYMENT
How do I book a holiday accommodation?
You can conveniently book our holiday apartment directly through our website or by
contacting us. Often at a lower price than other booking platforms, since you’re booking directly with the owner.
What payment options are available?
We accept payments via bank transfer, PayPal, or credit card directly on our website. Please note that your bank transfer should reach us within 5 business days after booking. Otherwise, we may have to release your booking.
When will I receive my booking confirmation?
As soon as your payment is received, we will send you a booking confirmation with the details of your stay. This confirmation makes the contract between you and the owners of Land and Life Ltd. legally binding, except for bank transfer bookings, which are only confirmed once the first payment has been received.
What about cancellations?
You can cancel freely up to 14 days before arrival. For cancellations within the last 14 days or in case of no-show, the full booking price applies. These terms are the same as those on other booking platforms.
Do we need travel insurance?
Yes, you and your travel party should have travel insurance for the duration of your stay. It should cover personal injury, death, medical treatment, repatriation, loss or theft of valuables, liability, cancellation, trip interruption, and legal costs. We accept no liability for damages or costs arising from missing or inadequate insurance.
ARRIVAL & KEYS
How do I get to the accommodation?
By car:
- If arriving from anywhere except the Southwest (Devon, Cornwall), drive first towards London, then via Canterbury/Dover. Follow the signs to Ramsgate, Margate, or Broadstairs.
- From the Southwest, drive towards Dover and follow the signs to Ramsgate, Margate, or Broadstairs.
- From the Eurotunnel terminal in Folkestone, the drive to Thanet via the A20 and A256 takes about 1 hour.
By coach (National Express):
- Connections from London Victoria to Thanet take approximately 3 hours 20 minutes.
By train:
- Frequent connections are available from London Victoria, Charing Cross, St Pancras, and Stratford International, as well as from Ebbsfleet and Ashford to Margate, Broadstairs, and Ramsgate.
- Trains from St Pancras and Stratford International use the High-Speed 1 line (HS1). Make sure your ticket is valid for HS1.
- Travel times: approx. 1h 22min (St Pancras), 1h 50min (Victoria), 2h (Charing Cross).
By Eurostar:
- Eurostar connections to Thanet are available from St Pancras (1h 22min). The Eurostar runs internationally from Brussels, Lille, and Paris to London St Pancras.
By bus:
- Local buses are operated by Stagecoach and Eastonways. Timetables and stops are available on their websites.
By plane:
- All London airports—Gatwick, Heathrow, Luton, City—plus Southend Airport in Essex are about a 2½-hour drive from Thanet.
- Note: Visitors using public transport usually must travel first to Central London, except from Gatwick Airport, which can be reached by train via Tonbridge.
- A local transfer service (Airport Connections) offers regular shuttles to all major airports.

Where do I get the key to my holiday apartment?
About two weeks before arrival, you will receive all essential information about your stay, including access details for your apartment.
What are the check-in and check-out times?
- Check-in is from 4:00 PM. Self-check-in is available, so you can arrive flexibly.
- On departure day, the accommodation must be vacated by 10:00 AM for cleaning. Late check-out is possible on request for an additional fee.
ACCOMMODATION & AMENITIES
Can extra beds be provided?
No, the maximum occupancy of 4 guests must be observed. The beds in the second bedroom in all apartments can be arranged together or separately. Please let us know before your arrival so everything is set up and ready for you.
Are visitors allowed?
Only the number of people specified may stay overnight. Small children in travel cots are excluded.
Do you offer long-term rentals?
Yes, please
contact us if you want to rent for a longer period. We will gladly discuss your needs.
Are baby cots and high chairs available?
Yes, baby cots and high chairs are provided free of charge in each apartment if needed.
Is parking available at the accommodation?
Yes, each apartment has a parking space directly at the house. The welcome guide shows exactly where to park. In high season, secure your space with the provided cone, or you may need to park up to 2 km away.
Is smoking allowed in the apartment?
No, smoking is not permitted inside.
How is cleaning handled?
Towels, dish towels, and bed linen are provided. For stays longer than a week, weekly cleaning can be arranged.
What happens if there are technical issues in the apartment?
You will receive an arrival package with emergency contacts and fault reporting information. Send a WhatsApp message to +44 7752 903281 if no one answers immediately. Our team will quickly address your issue.
SURROUNDINGS & ACTIVITIES
How far is the apartment from the beach?
The entrance is directly opposite the stairs to the sandy beach, just one street away, practically “almost by the sea.”
Where is the best sightseeing nearby?
The surrounding area offers many great sightseeing opportunities. Our website has a dedicated
destination section with further tips and recommendations.
Can we bring our dog?
Unfortunately, pets are not allowed. The apartments have delicate natural fiber floors (sisal) and are right on the beach which would make the cleaning very difficult.
Are there beach toys in the apartment?
Yes, a small selection of beach toys (spades, buckets, balls, fishing nets, neoprene suits for toddlers etc.) is available at the entrance.
Is the area good for walking and cycling?
Yes, the coast offers kilometers of walking and cycling, from Ramsgate via Broadstairs to Margate and Reculver.
The Viking trail right by the apartment and is highly recommended.
Where can I store bicycles?
Regular bicycles can be safely stored in the entrance hall.
Note: E-bikes must not be stored or charged inside the apartment or entrance hall. Only outside.
Can I accommodate larger groups?
Yes, you can book multiple apartments depending on availability.
Are there activities for children?
Yes! Beaches, playgrounds, and year-round events are available. Next door is Captain Digby with indoor and outdoor play areas. Dreamland in Margate, including the Octopus Garden, is also recommended.
Can I do water sports?
Absolutely! Being by the sea, you can enjoy waterskiing, jet skiing, kite surfing, bodyboarding, or surfing. More info at

FOOD & RESTAURANTS
Are there many restaurants nearby?
- About 200 m away is the legendary Captain Digby, on the cliffs overlooking Kingsgate Bay.
- About 700 m along the coast path is the Botany Bay Restaurant at the Botany Bay Hotel with classic British cuisine and panoramic views.
- Broadstairs (2–3 km) has many cafés, bars, and restaurants, reachable on foot in about 30 minutes.
- The current edition of Isle Magazine is available in the apartment entrance with food, drink, and restaurant tips.
EMERGENCIES & MISCELLANEOUS
What if I have a problem during my holiday?
Please
contact us immediately. We will resolve it as quickly as possible.
What happens with forgotten items?
Items left in the apartment are kept for up to one month. We will contact you and attempt to ship them at the guest’s expense.
Is there firefighting equipment in the apartments?
Yes, all apartments are equipped with automatic smoke alarm sensors and sounders connected to a central fire alarm system throughout the holiday house. The system is professionally tested once a year. Fire extinguishers are provided, escape routes are clearly signposted, and all electrical equipment is PAT tested.
Does the owner accept liability for damage or loss?
The owner is not liable for accidents or damage to personal items, luggage, vehicles, or other property. Also, we accept no liability for losses, extra costs, or inconvenience due to the apartment, its facilities (water, gas, electricity), or exceptional weather. Maximum liability is limited to the total booking amount. Travel costs or alternative accommodation are not covered.
What happens in the event of force majeure?
We accept no responsibility or compensation if the contract cannot be fulfilled due to force majeure events that could not be foreseen or prevented with reasonable care.

What personal data is collected and why?
Data you provide on this website or in connection with a booking is used to process your booking and communicate with you regarding current or potential bookings and related services.
How is my data protected?
We store your data only as long as required for business purposes or legal requirements.
